10 Things Your Seller Expects of You as a REALTOR®!


  1. First and foremost, be sure and deliver not what you promised, but much more.


  2. Provide strong recommendations as to what you feel is important in preparing the home for sale.


  3. Don't be a talker, be a communicator. Listen carefully to what the seller is saying and make recommendations based on what you believe is best for him. In other words don't just tell the seller what he wants to hear.


  4. A REALTOR® who is honest but tactful. Sometimes we do not want to hurt our Sellers’ feelings so we spare them from the truth. This ends up backfiring if they are not receiving offers on their home. If the listing has not sold and you are close to the end of the listing period, your REALTOR® does not want to have a “big bomb” to drop on you.


  5. The price is one of the most important elements, never list a home for more than you know in your heart that it will sell for. If you do it will come back to bite you in the butt. Never let the seller decide the price without showing him a detailed market analysis of what his home is really worth.

  6. A good rule of thumb is to price the home slightly above the price that homes like his have recently sold for in the neighborhood and slightly less than the price of homes on the market at this moment.


  7. As the listing continues on the market, make sure you provide at least monthly an updated market anlysis detailing the sale price of other homes in the neighbor hood and the price and condition of any new homes showing up on the market. This can become a super tool to help you convince the seller to adjust the price if need be.


  8. Be sure to go over in details contracts, and other administrative items before they are needed. It will make the seller feel more confident when those legal documents are placed in front of them and will make the sale close smoother.


  9. When the live contract finally comes, you should go thru the contract and pull out all the important features of the contract and explain in detail each item in regard to its importance to the seller. In other words what is good for the seller and what is not so good. I am sure none is bad or you would not be going over it with the seller. OOPS! belay that, we are reqlired to present any offer good or bad.. sorry bout that.


  10. Now its time for the home inspection. You did get a home inspection didn't you. Best to cover your butt, if a professional says the home is safe and secure, then its less likely that you will ever be in the middle of a lawslit.


  11. Never! Never miss a closing, you are the last line of defense between the seller and the enemy.. buyer's agent... just kidding, but always remember the seller's agent by law is reqlired to look out for the benefits of the buyer and not the seller, that is your job.. now do it.. and do it great..
